> "I am forever grateful that Sam from Amista Homes reached out when I initially submitted a service request at Homestar. Four years ago, I bought a bungalow with plans to convert it into a two-story home, moving my parents to the main floor and my kids and myself to the second. After struggling with my previous contractor for three years and getting nowhere, Sam stepped in last September, and now my home is 90% complete! Ive officially moved into the second floor, and the entire process has been smooth, fast, and truly amazing thanks to Sam and his team. Together, we handled everything from designing and permits to Committee of Adjustment approval, framing, stone and stucco, electrical, HVAC, plumbing, flooring, and tiling. The result is a 3,300 sq ft duplex, where the main floor features a large open-concept kitchen, living room, and dining area with two bedrooms and a fully accessible bathroom with a powder room customized for my parents. The second floor is designed for my family with an open-concept kitchen, living room, and three bedrooms plus a den with three full bathrooms. The two master bedrooms have walk-in closets and ensuite bathrooms. I ended up getting everything I wanted and more. While the neighbors were initially unhappy, Sam handled everything professionally and made sure they understood the situation. The timing of the work was perfect for each team, and Sam remained very involved every step of the way. He worked closely with me while ensuring we stayed within a very tight budget. Were nearing the finish line of the original plan, and I couldnt be happier. I now have my dream home within budget. Thank you, Sam youve truly been a lifesaver! Ill be sharing pictures when the project is fully completed."

> "I am so fortunate to have found Sam for this renovation! This project started as a simple remodelling of my main and second floors but upon starting demolition, we discovered that there was all kinds of structural issues from previous sloppy work. To the point where the house was unsafe. It was disheartening, to say the least. Fortunately Sam loves solving problems and we ended up turning it into a total gut job with the addition of a third floor. I thought that I was a picky person, but from start to finish, Sam's attention to detail even puts me to shame! Working on such an old and tiny Toronto house, there was always some kind of challenge that would arise and Sam would always be on top of it with a creative solution. He worked very closely with my designer, which I appreciated, because it meant I didn't have to spend much time making decisions on design things (this was an ask from me). Sam even had a ton of design ideas of his own which all ended up looking spectacular! When it comes to customer happiness, Sam makes sure to put this first. He was always available to take my calls or meet me in person. Anything that bothered me he would have fixed. He has come back after the job was totally finished to help me with with an issue that I caused! I also very much enjoyed working with Sam. He is so easy to get along with. He takes his job very seriously. He works hard. He treats you like you are "The Customer". Highly recommend!"

## Before you hire an architect
_What to check when choosing this kind of trade (general guidance, not a claim about this business):_
- Trade licensing in Canada is set by each province or territory. Electrical, gas and plumbing are licensed trades almost everywhere (for example ESA for electrical and TSSA for gas in Ontario), so check your provincial regulator that the contractor is certified for the work before you hire.
- A construction lien is a real risk: in every province an unpaid subcontractor or supplier can register a lien against your home even if you already paid the main contractor. Hold back the statutory amount (commonly around 10%) and get signed lien waivers as you pay.
- Ask to see a portfolio of completed work like yours, plus recent references you can contact.
- Check the credentials and registrations that matter for this work, and that they are current.
- Get a written, itemized quote with scope, assumptions and a staged payment schedule.
