## In customers' own words

> "Ihor was great to work with on my major extension. He was on time/budget and was able to work with me as the homeowner AND property manager. He and the crew were flexible in responding to my needs and informative about the process as this was the largest job I have taken on. I lived through the renovation so this is saying a lot!"

> "Ihor and his crew did a great job. They were very efficient and reasonably priced. I also appreciated that Ihor was flexible and talked through different options with me. He was also very responsive, professional, and accommodated my schedule. Very happy with the end result. Thank you! ....... I asked Ihor back for a second job - demolishing some walls and reframing all of the exterior walls of my house. He also removed some interior walls to make my kitchen / living / dining area more open concept. His team completed the work in only a few days and left the place very tidy (many contractors don't do this!). His price was again, very reasonable. I also asked him to add some scope (additional demo work) and he did at negligible additional cost. Thank you again for fantastic work."

> "Their company name isn't fluff. These guys are artists. I initially wanted a few interior walls framed. But I learned that Igor and Yevhan's team can do a lot more. They were able to do the structural work in removing some of a load bearing wall. They followed the engineer's requirements to a tee. I also had some very uneven subfloors that needed to be straightened out. They gave me a great price to rip out and redo the entire subfloor by sistering every joist and laying down new subfloor. They also installed rigid foam behind the framing in the basement, under the sub floor and new plywood in the basement to be ready for flooring to be installed. These guys don't waste time. I thought all of that work would take a crew at least a week. But they had 3-4 guys for three days and knocked it out. Leading up to their start date and throughout the project they were clear and effective in their communication. This is the type of company you want to work with."

## Before you hire a basement conversion specialist
_What to check when choosing this kind of trade (general guidance, not a claim about this business):_
- Trade licensing in Canada is set by each province or territory. Electrical, gas and plumbing are licensed trades almost everywhere (for example ESA for electrical and TSSA for gas in Ontario), so check your provincial regulator that the contractor is certified for the work before you hire.
- A construction lien is a real risk: in every province an unpaid subcontractor or supplier can register a lien against your home even if you already paid the main contractor. Hold back the statutory amount (commonly around 10%) and get signed lien waivers as you pay.
- Ask to see a portfolio of completed work like yours, plus recent references you can contact.
- Check the credentials and registrations that matter for this work, and that they are current.
- Get a written, itemized quote with scope, assumptions and a staged payment schedule.
