  • An architect must be licensed by the provincial regulator to use the title and to seal drawings: the Ontario Association of Architects (OAA), Architectural Institute of BC (AIBC), Alberta Association of Architects (AAA), or Ordre des architectes du Québec (OAQ). Verify the member on the regulator's online register.
  • Larger or more complex buildings legally require drawings sealed by a licensed architect (and often a professional engineer) before a building permit is issued: confirm who will seal the documents.
  • Agree the scope and fee in writing: which phases (design, permit drawings, tender, construction review) are included, and whether the architect will review the work on site.
  • Check professional liability (errors & omissions) insurance, which licensed architects are normally required to carry.

Warning signs of a rogue contractor

  • Not on the provincial architects' register, or uses 'architect' without a licence (a designer or drafter is not a licensed architect).
  • Promises a permit will be issued without sealed drawings where your municipality requires them.
  • Vague fee with no phases defined, or a large up-front payment before any drawings.
  • No professional liability insurance.
