  • Trade licensing in Canada is set by each province or territory. Electrical, gas and plumbing are licensed trades almost everywhere (for example ESA for electrical and TSSA for gas in Ontario), so check your provincial regulator that the contractor is certified for the work before you hire.
  • A construction lien is a real risk: in every province an unpaid subcontractor or supplier can register a lien against your home even if you already paid the main contractor. Hold back the statutory amount (commonly around 10%) and get signed lien waivers as you pay.

  • New homes come with mandatory third-party warranty in most provinces and the builder must be licensed/registered: Tarion plus a licence from the HCRA (Home Construction Regulatory Authority) in Ontario, BC Housing's Licensing & Consumer Services with 2-5-10 home warranty insurance in BC, the New Home Buyer Protection Act in Alberta, or an RBQ licence with GCR warranty in Québec.
  • Verify the builder's licence number on the provincial register and confirm the home will be enrolled for warranty BEFORE you sign.
  • Use a written contract with payment tied to completed stages, and never pay large sums up front.
  • Check liability insurance, a current WCB/WSIB clearance, and that building permits and inspections are part of the scope.

Warning signs of a rogue contractor

  • Not licensed/registered with the provincial builder regulator, or won't enrol the home for the statutory new-home warranty.
  • Asks for a big deposit before the warranty is in place or before a contract is signed.
  • Suggests you pull the permits as an owner so they avoid licensing and warranty obligations.
  • No written contract, vague payment stages, or a bid far below every other quote.
