- Septic systems are regulated: installation and major repairs need a permit and an approval from the municipality or health authority, and must be done by a qualified installer (e.g. under Ontario Building Code Part 8, or a Registered Onsite Wastewater Practitioner/ROWP in BC). Verify the installer's qualification and that a site/percolation assessment is done.
- Wells are also regulated: well construction must be done by a licensed well contractor/technician (e.g. Ontario's well technician licence under O. Reg. 903), with a well record and water-quality testing.
- Get a written scope: the system sizing for your soil and household, the permit/approval, and the as-built record you'll need for resale.
- Check liability insurance and a current workers' compensation clearance (WSIB/WorkSafeBC/WCB).
