We are buying an older semi-detached in downtown Toronto, and Alan came highly recommended by our realtor. I also did some research here online, and could see that he has a high rating and track record. Alan arrived to our inspection on time, with all the necessary equipment to do a thorough job (drone for the roof, moisture equipment, etc). We got the whole thing completed in the hour time, and Alan was able to point out many obvious and not-so-obvious things we will be getting repaired once we take possession. In all, very satisfied with his report (which arrived promptly the following day).

He performed a very thorough inspection of all aspects of the house, and provided a complete summary and report outlining all issues from major to minor and recommendations for each issue, within a day of the inspection. He also was able to give approximate timelines for when certain issues should be addressed by and approximate costs for how much we could expect to pay to fix those issues, so we could factor that into our decision on the house. The report itself also serves as a great roadmap for our home's maintenance. He was polite and professional and also happily answered any followup questions we had on his report. The inspector (Alan) was friendly and knowledgeable. We started on the outside of the home and right away he started to explain what he was going to do. He explained even the smallest of details that I would have missed. This convinced me that nothing would escape his inspection. He used a drone to show me the roof. He used testers to make sure all the outlets were wired correctly. He even used a heat sensing camera to make sure there weren't cold spots on the walls and ceiling. I was able to ask questions as we walked around the home. Even before receiving his report by email, I had a clear idea of the home's condition.
